FULL TIME AGENTS AND STAFF
Our team utilizes a very comprehensive marketing plan. To begin with, we are full time agents, working seven days a week for our Sellers and Buyers. Our team employs full time staff including Transaction Coordinators, Listing Managers, and Marketing Coordinators. We even have a full time IT tech on staff to handle keep our advanced systems operating smoothly.
MLS: THE MOST IMPORTANT TOOL
Of course we list every property on the MLS. Doesn't
every agent? But do they utilize the MLS to the maximum
extent possible? Highly unlikely. While we upload
the maximum number of photos possible (8), many agents
will either upload the obligatory front of the house
shot or not upload a photo at all. The MLS is not
as cut and dried as you would think. There are many
tricks in getting your house noticed in the MLS by
other agents.
For example, if you have a casita, you
can indicate so in several ways. There is a way to
flag the listing with a casita and you can write it
in the Remarks. Many agents are not aware that the
MLS can flag these properties, so they miss these
properties when they just search the Remarks. Other
agents only know to look via the flag and don't think
to look via the Remarks. We list the indicate the
casita both ways to capture the most number of agents
who are looking for these properties.
By the way, all listings do NOT end
up on the MLS immediately. The ultra low cost brokerages
will frequently keep your house off of the MLS for
up to 30 days so they can try to sell it "in
house." They can do this because you sign a form
that you didn't understand thoroughly enough saying
it was okay. Before you list your house with them,
ensure that you will be put into the MLS immediately.
FULL COLOR PRINT ADS
We only use full color print ads when possible. Our
premier magazines areHomes
and Land and the Real Estate Book. They are very
high quality publications with a 100,000 a month circulation.
Each property will get at least one month's run in
one of these magazines, and depending on how the property
is priced relative to it's market value and how long
a property remains on the market, it will run multiple
times. We also utilize the Weekly
Connection. While it is a black and white magazine,
it is the only weekly magazine that allows
us to get your property marketed within 7 days.
EXTENSIVE INTERNET COVERAGE
With an Aviation Computer Science degree, you can bet that Sean and the team utilize the internet to market their listings. As we are constantly discovering new sites to market our properties, below is a partial list of sites we utilize:

KEYSAFE LOCK BOXES AND SUPRA SUPERKEYS
One of the coolest thing to show clients is the
Supra Superkey. This electronic device is inserted
into the KEYSAFE lock box and is programmed to release
the key for the Realtor. Not only does this mean that
the key is available which makes showing much easier,
but the Superkey records the date, time, and phone
number of the agent using the key. This means we know
who is visiting your property and when, and we can
follow up with calls for feedback on your property.
Our Listing Managers read the KEYSAFE each week and
call these agents for feedback.
FOR SALE SIGN
Yes, the old fashioned way of selling a house is still one of the best ways to let the public know your house is for sale. Many people don't realize that a lot of the home owner's associations (HOAs, or as the state of Nevada prefers to call them, CICs, which stands for Common Interest Communities) require you to have custom signs that adhere to strict design guidelines. With our team, the purchase of these signs is part of our expense and do NOT pass this cost on to the home owner.
FULL COLOR FLYERS
We believe in the power of full color marketing, and
we'll produce high quality full color flyers. Nothing
annoys a potential Buyer more than finding an empty
flyer box. We will maintain a full flyer box the entire
time your house is available, and we'll provide you
with extras in case the neighbors flock to the sign
to see how much they think their house might be worth.
By the way, our Listing Managers check each flyer
box each week to ensure they are full.
VIRTUAL TOURS FOR EVERY PROPERTY
Technology is very rapidly changing business,
and that's what selling your home is: business. If
an agent does not agree that a virtual tour is an
effective marketing tool, they are either out of touch
with their industry, or they do not put forth the
effort to discover how easy it us to utilize this
cost effective, eye catching form of advertisement.

This is one of our favorites. We register your
property address as a url, and we point it to a web
page specific to your property. In other words, if
you lived at 2395 Grassy Spring, we'd register www.2395GrassySpring.com
and put it in the MLS. It would then point to the
virtual tour at CirclePix or some other page designed
to promote your property. If you are interviewing
several agents, wait until their presentation is done,
and when they ask you if you have any questions, ask
if they do this technique. If they say yes, then why
didn't they say so during their presentation? If they
say no, why not? Then come back to us, because it's
this kind of thinking that will get your house
sold quickly at the best possible price.
